Use and construction are different choices

Prefab, modular or a granny flat?

A granny flat describes a dwelling's role on a property. Prefab describes work completed away from the final site; modular homes use three-dimensional sections assembled into a building. A granny flat can be built using a modular system.

Compare the scope of each building option
Option	What to establish
Modular home	Module sizes, transport route, crane access, foundations, on-site joins and connections.
Panelised prefab or kit	What arrives as components and who contracts to assemble, fit out and complete the building on site.
Small second dwelling	Whether the proposed use is allowed on the property and which state and local approval requirements apply.
Custom primary home	The full design and site brief, including the supplier's minimum scope and whether a smaller project is offered.

Compare the completed scope

Ask for the building, site investigations, design, approvals, foundations, delivery, installation and services to be identified separately. Confirm GST treatment and all exclusions. A factory price cannot establish the finished project cost on its own.
